Metal roofing, solar roofing and tiles will experience the largest increases in demand among residential roofing products through 2025


CLEVELAND, March 29, 2022 /PRNewswire/ — Among residential roofing products, metal roofing, solar roofing and tiles will see the strongest sales through 2025, according to new analysis from the Freedonia Group:

  • Metal roofing and tile suppliers will benefit from their products’ superior resistance to severe weather (especially uplift caused by high winds), long product life, favorable aesthetics, and ability to to serve as a cold roof.

  • Demand for solar rooftops will grow at a steady pace from a small existing sales base due to California the adoption of building codes requiring that almost all newly constructed and substantially renovated structures produce as much energy as they consume.

The market value of residential roofing is expected to grow much faster than the market area

The analysis also reveals that while residential roofing demand in terms of area is expected to increase only minimally to reach 183.8 million square in 2025, demand in terms of value is expected to increase at a rapid rate of 8 .2% per year for $15.0 billion. The strong growth in average prices will lead to gains in value because:

  • Prices for petroleum and related products have risen sharply (from a low base in 2020), which will drive up the price of low-slope asphalt shingles and bituminous membranes.

  • Home owners and builders generally choose more expensive products that offer superior performance and aesthetic properties, such as laminated asphalt shingles, solar roofs, and metal roofs.

  • The much more modest increase in the amount of roofing actually installed is due to the fact that:

  • Housing starts will decline from 2022 to 2025 after a significant increase in 2021 from a high base in 2020, limiting the growth in associated roofing sales.

  • Storm-related roof repair and replacement projects were high in 2020 in part due to multiple severe weather events – these roofs will generally not require additional work in the short term.
